Property Partnership Readiness Checklist
What we work through with an owner before an arrangement moves forward.
Version 2.0 · Approved 2026-10-10 · Owner: Partnerships · Reviewed quarterly
What this checklist is — and is not
This is a working framework for a partnership conversation. It is not an approval, an offer or a contract, and completing it does not guarantee rent, occupancy or returns.
Potential structures depend on the actual parties, the property, permitted use and reviewed written agreements.
1 — Ownership and authority
Who holds legal ownership of the property?
If you are not the owner, what is your authority to discuss and commit (management agreement, power of attorney, authorized representative letter)?
Are there other parties whose consent would be required?
2 — Proposed use and lawful occupancy
What use is the property currently permitted for?
What occupancy limits apply under local rules?
Would the proposed arrangement require any zoning, permitting or registration step?
3 — Property condition and access
Bedrooms and bathrooms, and how common areas would be shared.
Access conditions: entry type, doorway widths, stairs, ground-floor availability.
Evacuation routes and any conditions that would affect a resident with mobility needs.
4 — Costs and structure
Asking rent or proposed arrangement.
What is included in that figure (utilities, furnishings, internet, other).
Any deposit, fees or separate charges, and how they are documented.
5 — Insurance, agreements and timing
Current insurance coverage and whether the proposed use is covered.
Whether you would work under a written agreement, and which structure you are open to discussing.
Timing: available now, becoming available, or exploratory.
6 — Open questions
What would you need answered before this felt workable for you?
About this document
